Have a pre-approval letter from mortgage company for as much as you can afford not necessarily the cost of the property.
Have a mortgage contigency clause in case you need to get out.
Offer more earnest money than other bidders.
Have your team (agent, lawyer, etc.) ready to go ahead of time.
Try to form a bond with the seller based on common interests and mention those in a cover letter.
Have agent present the offer in person to the listing agent.
